    Commercial Real Estate Negotiations

      Joseph Larkin
      CCIM Instructor
      ASC, CCIM, MCR, SIOR, MSRECM

Learn and apply the CCIM Interest-based Negotiations Model to your most challenging transactions. Learn new, proven strategies to client acceptance that will get you out of the "high/low game" and other tactics that can derail a successful transaction.

Interest-based negotiation is a 3-step process that brings discipline to your negotiation strategies. It involves identifying:

    1. What parties are involved in the negotiation, and what are they seeking?
    2. What can we do to get the other parties what they need, so that we can get what we want?
    3. What happens if there is no agreement?

    Course Objectives

Through an interactive case study format and role play, you will learn to:

    • Satisfy the interests of parties involved in the negotiation (without sacrificing yours)
    • Develop strategies for identifying and addressing challenges in a principled, transparent manner
    • Maintain a collaborative approach to negotiations
    • Effectively communicate the consequences of not reaching an agreement

User Decision Analysis for Commercial Investment Real Estate

      Joseph Larkin
      CCIM Instructor
      ASC, CCIM, MCR, SIOR, MSRECM

In CI 103, you'll incorporate the CCIM Decision-Making Model into all case studies. Begin to develop the practice of applying the CCIM Communications/Negotiations Model to all real estate decisions with a focus on using this Model in interest-based negotiations.

Whether an investor or a user, you will approach real estate problems from the perspective of the user/occupant of real estate and thereby be in a position to understand unique issues. Learn to use market and financial analysis skills for user space decisions, and apply the cost of occupancy models for ownership and leasing.

Explore new concepts regarding user discount rate selection such as using multiple rates for some occupancy decisions based on perception of risk related to the various occupancy cash flows.

After completing this course, you will be able to:

    • Apply key occupancy decision-making skills such as comparative lease analysis, lease versus purchase analysis, lease buyout analysis, and sale-leaseback analysis to optimize user space decisions.
    • Determine how financial reporting requirements for real estate influences the user decisions.
    • Integrate negotiation skills with financial analysis skills to maximize user outcomes.

    Prerequisite:

    • CI 101 - Financial Analysis for Commercial Investment Real Estate
    • Completion of ONE of the following interest-based negotiations courses:
      • Preparing to Negotiate (self-paced online)
NOT recommended by instructors, as this course deals with negotiations and the classroom format conveys the content in a more understandable and applicable way.
      • Commercial Real Estate Negotiations (1-day workshop) - Being held June 12th, one day prior to the 103!

    COURSE REGISTRATION:
All CCIM Core Course Education is managed through the CCIM Institute.

Don't forget to register for the 1 day Negotiations Course being held on June 18th; a prerequisite to this course.
